* Main Barn; 4000 sq. ft. under roof with air-conditioning. Bridal suite with porch, bathroom, four bridal make up stations, sitting area and a landing opening out to the barn. The Casita Wedding Suite is included with this package, which contains a Master bedroom (king size bed) and private bath and a Guest bedroom (queen size bed) and private bath.  Front porch with seating to watch the sun set over the ranch with a glass of wine. 
 
* Stable Area; 12 stall barn, seven of which are used for seating around the court yard for rehearsal dinners and dining with a 16’x16’  dance floor in the center of courtyard.   The Casita Wedding Suite is also included with this package.

* White Colonnades; In a large oak hammock. Seating area available for 100 plus people.  Two 50amp electric receptacles and two water faucets.  Plenty of room for large tent.















Rules and Regulations:
 
* First day of rental is for setting up for wedding ceremony and rehearsal dinner.
 
* Second day of rental is for wedding ceremony and reception.
 
* $600.00 rental deposit is due at the time of signing the rental contract (deducted from rental total).  Balance of rent due 30 days before the event.  A date is not reserved until the deposit is paid and a contract is signed.  All reservations will be made in writing and signed by both parties.  Absolutely no telephone or verbal reservations are accepted.
 
The refundable damage and cleanup deposit is $500 and is due 30 days prior to event or at booking, whichever comes first.  The entire damage deposit will be refunded within 15 days following the event unless:
1.Guest smoke indoors.
a.A no smoking policy is in effect throughout the buildings.
b.Smoking out side only.
c.Two smoking areas are provided.
d.Client is responsible for clean up of all cigarette / cigar butts.
e.Part of the damage deposit will be deducted for any cigarette / cigar butts left on ground.
2.Vandalism or damage anywhere on the property, buildings or surrounding grounds.
3.Clean up is the following day from 8:am till 12 noon and procedures are to be followed.
a.A client is responsible to make sure all trash containers are free of trash and trash bags are to be placed in the provided dumpster.
b.Any staples, tape, nails, or other fastening devices must be removed.
c.The barn grounds are to be the same condition after the event as they were prior to the event.
d.Removal of any posters, pictures or house decorations or lights is not permitted.
4.No pets allowed unless approved in advance.
5.If alcohol is to be served, please contact Tracey Carr ( 904-284-1793 ) for ranch rules.
6.The speed limit is 10mph at all times.
7.Walking on the trails around the ranch is permitted but at night we recommend couples have a flashlight for safety. (keep in mind we are in Florida backcountry).
